How long does an epoxy garage floor last?
A properly prepped, professionally applied epoxy floor typically lasts many years in a residential garage. Most failures come from poor surface prep or moisture coming up through the slab, which is why we check the concrete first.
Why do DIY epoxy kits peel?
Usually because the concrete wasn't profiled. Epoxy needs a clean, slightly rough surface to grip. Kits that rely on acid etching alone, over oil stains or old sealers, often let go under hot tires. We mechanically prep the concrete and repair cracks first.
How long until I can park on it?
Light foot traffic is usually fine within a day. Vehicles need longer for the coating to cure, typically several days depending on the product and temperature. We'll give you the exact timing for your system.
Can you coat a rooftop deck or balcony?
Yes. On the H Avenue home in Coronado we pressure washed, repaired and recoated a rooftop deck with a waterproof deck coating. Walkable deck coatings are a different system from garage epoxy, and we'll recommend the right one.
